The month in numbers

Across the 8,384 ZIP codes where Zillow publishes both a value and a rent, the median gross yield rose from 5.59% in July 2026 to 5.62% in August 2026. The typical home in those ZIPs is valued at $386,000 and rents for $1,824 a month.

At the 7.78% investor rate (Freddie Mac 7.03% for the week of 24 September 2026, plus 0.75 point) and 25% down, 2.9% of those ZIPs cash-flow on the typical home. A rate half a point lower would lift that to 3.4%, and a full point lower to 4.0%. Over the past year rents grew faster than prices in 74% of them.
